What causes sidewalk trip hazards?
Three main causes: (1) tree roots lifting panels, (2) soil settlement creating gaps, (3) freeze-thaw cycling in winter. Any vertical displacement over 1/4 inch is an ADA/liability issue. We address the root cause during repair — grinding roots, compacting sub-base, proper expansion joints — so it doesn't come back in 2 years.
Is sidewalk repair an HOA or city responsibility?
Depends on the sidewalk's location and the city's code. In Solano County, most public sidewalks are the adjacent property owner's responsibility, while common-area sidewalks inside an HOA are the HOA's. We can help you figure out which is which before you spend money — just send us the address.
What's the minimum job size?
Our minimum job floor is $1,200 on any standard R&R work. This covers mobilization, permit (if needed), demo, new concrete, finishing, and cleanup. For properties with multiple locations needing work, we can bundle into a single visit to reduce per-location cost.
Do you do ADA ramps and curb cuts?
Yes. ADA-compliant ramps, detectable warning panels (truncated domes), curb cuts, and transitions. This is specialized work — we follow the current ADA Standards for Accessible Design (2010) plus local code overlays. Public works projects use DIR-registered prevailing wage labor.
How fast can you start?
Site visit within 3-5 business days of your call. Quote back within 48 hours of the visit. Scheduling depends on current queue — typically 2-3 weeks out. Emergency work (active trip hazard, liability exposure) — we prioritize.
