How do I get a COI for my property file?
Email us your management company or HOA name, mailing address, and any specific language your insurance team requires. We send the COI within 24 hours — General Liability $1M (Berkshire Hathaway Direct Insurance Company, Policy #N9BP986641), Workers' Comp (Pie Insurance, Policy #WCPI2390780000), with your entity as additional insured.
Can you handle bidding multiple properties at once?
Yes. Send us the list of properties and scope per location. We walk each site, return a consolidated bid with per-property breakdowns, and can coordinate phased execution to match your budget year and resident notification calendar.
Do you coordinate with residents directly?
We can — if your agreement allows. Typically we provide you with resident notice templates (EN + ES) 7-10 days before work, and you distribute through your channels (portal, email blast, physical flyers). Day-of, we interact professionally with residents but defer all policy questions back to you.
What's your payment terms?
Standard: Net 30 from invoice date, with 50% progress billing at pour complete and 50% at final walkthrough. Larger projects ($25K+): 25% mobilization, 50% at substantial completion, 25% final. We work with your AP schedule.
Are you DIR registered for prevailing wage projects?
Yes. DIR Approved, PWCR #1001129460. Certified payroll provided weekly on any prevailing wage project. Relevant for publicly funded HOA projects, HUD-connected properties, or any project crossing the $25K prevailing wage threshold in California.
Do you handle emergency trip hazard repairs?
